TI Builders partnered with Scale Franchising to bring the first Upgrade Labs location in Austin, TX, to life. Located in a street-level retail suite at the 5th Street Commons apartment complex in downtown Austin, this second generation build-out required careful planning and creative problem-solving to overcome unique site conditions.

During architectural plan review, our team identified a discrepancy between the floor slab and exterior sidewalk elevations that required relocating the storefront entrance. We also developed a custom sheet metal cover along the building exterior to accommodate HVAC line sets that could not pass through the existing chase. By identifying challenges early and implementing tailored solutions, TI Builders demonstrated the local expertise and construction experience needed to navigate complex build-outs and keep the project moving forward.
