This tenant improvement project involved revitalizing a former restaurant space that had been vacated at the onset of the COVID-19 pandemic. After the previous tenant permanently closed due to shutdowns, our team stepped in to bring new life to the location while preserving and building upon the existing restaurant permit.
The project was field-designed to meet all current building and health code requirements, ensuring full compliance while adapting to the constraints of the existing structure. A key component of the renovation included upgrading and extending the exhaust grease duct system, which travels vertically through eight stories of the building—an engineering challenge that required careful coordination and precision.We worked directly with the owner, Kao, to bring this project to life. This is his second location, and he wants to open another in Davis with a fourth coming up soon after. With over 20 branches and 90 more scheduled to open in the United States; TI BUILDERS was chosen to bring these popular Mochi Donuts and Korean Hotdogs to Sacramento.
What is a Mochi Donut? Mochi donut is a combination of American doughnuts and Japanese mochi. Mochinut is gaining widespread popularity on all major social media platforms due to its unique shape which is made of a connected circle of 8 dough balls and its wonderful texture and taste.
