This first-time medical office tenant design/build project included a layout featuring six patient treatment rooms, a centralized nursing station, two restrooms, a break room, two private offices, and a dedicated meeting room. Scope of work encompassed underground utilities, slab-on-grade modifications, new framing and demising walls, high-quality finishes and interior glass, full MEP equipment and infrastructure, and complete fire sprinkler and alarm systems. During construction, the region experienced an unexpected deep freeze after interior finishes were underway but prior to gas service sign-off. To protect the project schedule and building systems, the team implemented portable heating solutions and conducted regular temperature and fuel monitoring to avoid sprinkler/domestic water pipes freezing and bursting.
