TI Builders worked hand in hand with LRC Properties to develop the program, scope of work, and deliver a design/build transformation of a sprawling industrial campus initially developed in several phases over many years. Removal of 3 sections of the building and extensive site work allowed for a doubling of the dock position count from 14 to 29.

The aging facility presented significant challenges, including shallow bedrock that complicated utility trenching, wall foundations, and stormwater improvements, as well as unsuitable soils beneath the existing parking lot. One building also required updated layouts, fire protection, and lighting infrastructure to meet the needs of today’s tenants.

TI Builders’ design/build approach and self-perform crews allowed the team to quickly address unknown conditions and adapt throughout construction. Early exploration and proactive coordination with utility providers helped identify and resolve challenges before they impacted the schedule, while structural mitigation included column repairs, footing underpinning and shoring, building shoring, and wall bracing. Close collaboration and quick decision-making with the ownership team kept the project moving forward, resulting in a fully refurbished, tenant-ready industrial campus delivered under budget. The completed facility also features two spec offices designed for immediate occupancy, providing modern, functional spaces for future tenants.
