This tenant improvement project involved the complete rehabilitation of a vandalized industrial building for a 6,400-square-foot office, service, and warehouse facility. The scope included construction of a new loading dock along the rail spur and restoration of 2,500-amp, 480V electrical service to support operational demands.
The project also encompassed development of approximately two acres of previously undeveloped site area. Work included full site design, utility installation, and construction of a new outdoor vehicle storage lot dedicated to service vehicles. The secured yard features perimeter fencing, site lighting, and two motorized gates with access from the existing driveway. An additional parking area was constructed to accommodate employees working within the main building.
Midway through construction, the project scope expanded significantly to incorporate additional modifications, which were successfully integrated while maintaining project momentum and quality standards.
