Located at the prestigious Thermal Club near Palm Springs, California, this 16,000 square foot custom facility was designed and built to meet the elite standards of high-performance motorsports enthusiasts. TI Builders delivered a fully custom space from the ground up, combining functionality, luxury, and precision craftsmanship.

Constructed with a durable concrete tilt-wall structure, the building includes high-end garage space for members’ car collections, full-service locker rooms, individual storage rooms, a fully equipped race mechanic service area, and a comfortable drivers’ lounge. The facility also features a dedicated conference room and a full-service kitchen designed to accommodate private member events.

As part of our hands-on Design/Build approach, our superintendent played a key role in finalizing interior design elements, ensuring the finished space reflected both performance and aesthetic excellence.

This project presented several unique challenges. Long lead times for specialty items required advanced planning and flexible solutions. To meet code requirements and avoid commercial health inspections, we adjusted terminology for designated areas — opting for “Driver Refreshment Center” and “Break Room” in place of “Bar” and “Kitchen.” Extreme summer heat added to the complexity of construction logistics, while industry-wide delays caused by the COVID-19 pandemic created additional hurdles.

Despite these obstacles, the result is a state-of-the-art facility that elevates the member experience and reflects the exclusive nature of The Thermal Club community.
